Michael Martin has sold a 19,400 square foot multi-tenanted storage building at 52R Market Street in Lemoyne to WAH Properties LLC. Bill Rothman of RSR Realtors represented the seller and Prudential Thompson-Wood the buyer.
RSR Sells 53 Homes in Silver Creek in 2009!

HAPPY 40th BIRTHDAY RSR
On January 1, 1970, William F. Rothman and Charles F. Schubert opened “Rothman & Schubert Real Estate” at 714 Bridge Street in New Cumberland, PA. The monthly rent for their offices was $105. They bought all the office furniture including desks, chairs, conference table and filing cabinets from the Commonwealth of Pennsylvania surplus furniture. The started with $2,000 in the bank. The average sale price of a home was $15,000. The country was in the middle of the Vietnam War. Bill Rothman is Broker of Record.
1971, Samuel L. Reed joined the company as our first agent. George Rothman, father of Bill Rothman, joins R & S as a sales agent.
1972, Hurricane Agnes provided R & S with its first natural challenge. The company helped property owners through the recovery and sold homes for higher prices after the flood – a testimony to Central Pennsylvania’s resiliency.
1973, the Arab Oil Embargo caused long gas lines in the Harrisburg area and made showing real estate even more difficult.
1974, Samuel Reed is named “Sales Agent of the Year” for the Greater Harrisburg Association of REALTORS®.
1975, the community is hit with the second Hurricane in three years – Hurricane Eloise is not a dramatic as Agnes, but still causes major flooding.
1976, Bill Rothman becomes President of the Greater Harrisburg Association of REALTORS® and starts the movement to establish the first Multiple Listing Service in the area. He serves an unprecedented two terms as President of GHAR. RSR buys 1940 Market Street, Camp Hill and moves into its new offices. Bill Rothman was named “REALTOR of the Year” by the Greater Harrisburg Association of REALTORS.
1977, Sam Reed becomes a partner and the name of the firm is changed to Rothman, Schubert & Reed, Real Estate.
1979, a near nuclear melt-down at Three Mile Island causes evacuations and school closings. Bill Rothman tells a story: “We had a home sold in Valley Green with a view of Three Mile Island Towers. After the TMI incident, the buyer pulled out of the deal. We re-listed the property and sold it six weeks later for more money then the first offer.”
1979, interest rates were 14% to 15% on residential mortgages. Prime rate was 21%. “Due on sale clauses” were first put into mortgages because sellers were selling properties on “sales agreements”. According to Bill Rothman “rent to own” sales became our savior.
1981, Jan B. Castner joins RSR as a sales agent. According to Jan “Chuck Schubert told me that if I was willing to work hard, I’d be successful. I was working as an Engineer at Benatec Associates and wanted to rely on myself for my success rather than a corporate structure.”
1983, Jim Helsel serves as President of the Greater Harrisburg Association of REALTORS
1985, Jim Helsel named “REALTOR of the Year” by the Greater Harrisburg Association of REALTORS®.
1989, Greg Rothman, graduates from the University of Massachusetts/Amherst and joins RSR as a sales agent.
1991, Jan Castner is named a partner in the firm. RSR Appraiser & Analysts is formed and quickly becomes the largest commercial real estate company in Central Pennsylvania. RSR announces they have “chosen not to participate in the current recession.”
1994, Jim Helsel serves as President of the Pennsylvania Association of REALTORS.
1999, Greg Rothman is named a partner in the firm. Rothman, Schubert & Reed is shortened to RSR REALTORS®, LLC. Jamie Berrier joins RSR REALTORS®.
2001, RSR merges with Helsel, Inc. James L. Helsel becomes a partner. Helsel, Inc. was founded in 1929 and Jim is a 4th generation REALTOR®. Helsel is named Pennsylvania Association of REALTORS “REALTOR of the YEAR.” Greg Rothman wins “Outstanding Sales Agent of the Year” award for the Greater Harrisburg Association of REALTORS. Greg Rothman is named Broker of Record, President/CEO and Chairman of the Board. Jim Koury joins RSR.
2003, RSR purchases Anderson-Kohr Commercial Real Estate.
2004, moved into our current offices at 3 Lemoyne Drive, Lemoyne, PA. Greg Rothman serves as President of the Greater Harrisburg Association of REALTORS. Garrett Rothman joins RSR and is awarded the Greater Harrisburg Association of REALTORS “New Agent of the Year”.
2005, RSR Appraisers & Analysts purchased L.G. Conner Appraisers in Camp Hill.
2006, RSR has its best year ever with $338 Million Dollar in closed transaction. Central Penn Business Journal names RSR REALTORS the number one commercial real estate company.
2007, James Koury is named a partner in RSR REALTORS®. Greg Rothman is named Greater Harrisburg “REALTOR of the Year”
2008, Jamie B. Berrier and Garrett H. Rothman are named partners in the firm. Jim Helsel is elected Treasurer of the National Association of REALTORS.
2009, the 4th generation of Rothman family members, Nicholas Corado, passes his real estate licensing exam. A freshman at Robert Morris University and a member of the Division 1 Soccer team, Niko is looking forward to joining his grandfather, father and uncle at RSR this summer.
2010, RSR REALTORS® celebrates its 40th Anniversary with the same enthusiasm Bill and Chuck had when they opened their doors in 1970. RSR has always been a company that is community-minded, hardworking and innovative. We have survived down markets and thrived in good markets with the same principles of dedication to our clients, our industry and our community.
2009 News
RSR Realtors has completed what turned out to be a 2 ½ year assignment for the search of a suitable tract of ground for the relocation of Bishop McDevitt High School. The initial search identified over 100 possible tracts and eventually was narrowed down to the selection of an approximately 86 acre parcel in Lower Paxton Twp.
The tract was purchased by the Catholic Diocese of Harrisburg earlier this year after all approvals were received for the development of the Bishop McDevitt campus.
Jim Koury and Dennis McEnany of RSR Realtors took the lead in the search on behalf of the Diocese and were the sole brokers involved in this transaction.
The Middle Ridge Tavern in Newport Pa. has been sold to a local investor. RSR REALTORS, Bill Rothman, handled the sale.
RSR Realtors sold the Family House Restaurant in Mifflintown to Whitesel Inc. The purchaser will reconfigure the 17,000 SF restaurant to accommodate medical offices, bakery, restaurant and ice cream shop. Jan Castner of RSR Realtors represented both the Seller and Purchaser in the transaction.

Community Health Centers has renewed and enlarge its office space at 1035 Mumma Drive in Camp Hill. CIR represented the tenant and RSR Realtors the landlord.
RSR just listed a 16,000 S.F. office building in Harrisburg. Fully leased - great investment - over 8% return - $1.1 million.
The Diocese of Harrisburg recently purchased 86 acres in Lower Paxton Township. The land was purchased for the possible relocation of Bishop McDevitt High School.
Jim Koury and Dennis McEnany of RSR were the sole brokers in the transaction.
Michael Marchese DMD leased 2,241 square feet of medical office space at 5400 Chambers Hill Road in Swatara Township from Mark Mascari DO. Landmark Commercial Realty represented the tenant; Jim Helsel represented the landlord.
Bill Rothman, founding partner of RSR was honored recently by Shippensburg University's Chapter of Gamma Beta Sigma, a National Business School honorary Fraternity, for his body of work in real estate and dedication to the ideals of the organization - Rothman was the featured speaker at the induction ceremony welcoming 40 new inductees at the university.
1. Bill Rothman represented the owners, J & B Rentals, in the sale of 731 Cherry Drive, Hershey. The property is a 62,000 square foot strip shopping center at the corner of W. Governor Road and Cherry Drive. The $7.4 million dollar deal was unusal since only five malls of over $5 million or more sold in the last half of 2008.
2. RSR has been retained to market the 2nd phase of Millfording Highlands, a single family home community in Silver Spring Township. Sales have been brisk in 2009 with 10 lots transferring in the first 3 months of the year. The first phase of 37 lots is nearly sold out.
3. 3101 Walnut Street, located in Susquehanna Township, has been sold for $525,000 by Mr. Bud Rowe. He was represented in the transaction by Gary J. Rosenstrauch of RSR Realtors. The Buyer was East Harrisburg Post 1718, Veterans of Foreign Wars of the United States. They were represented by Bill Rothman, also of RSR Realtors.
The property was purchased by the VFW to construct an enlarged, modern facility wel situated in the Walnut Street business corridor.

Dan Collins owner of the 29,405 SF building at 261 N. Queen Street, York has sold his former manufacturing facility to Queen Street Holding LLC. The new owner plans to redevelop the property into upscale apartment units with on site parking in the lower level of the building. Gary J. Rosenstrauch, CCIM of RSR Commercial Group handled the transaction for both the Buyer and the Seller.

Smith Land & Improvement has acquired a 2.16 acre tract of land along Lamb’s Gap Road in Hampden Township from local investors. RSR Realtors handled the transaction for both parties.

ROTHMAN Awarded MAI Designation
HARRISBURG, PA– W. Greg Rothman, President/CEO of RSR Appraisers & Analysts has been awarded the Appraisal Institute’s prestigious MAI membership designation. The designation is held by appraisers who are experienced in the valuation and evaluation of commercial, industrial, residential and other types of properties, and who advise clients on real estate investment decisions. The designation was granted October 31, 2008.
Appraisers holding the MAI designation have met rigorous requirements relating to education, testing, experience and demonstration of knowledge, understanding and ability.
The Howard Enterprises building at 147 North Cameron Street, Harrisburg PA has been sold by Gary J. Rosenstrauch, CCIM of RSR REALTORS who represented the Sellers. Jim Brady of Landmark Commercial Real Estate represented the Buyers, 147 N. Cameron Street Partners, LP.
The Pennsylvania Association of Retired State Employees (PARSE) is relocating their state headquarters to the Camp Hill Office Center at 2929 Gettysburg Road, Camp Hill. PARSE is a statewide organization serving state retirees and their beneficiaries in 29 statewide chapters. Leasing arrangements with Camp Hill Office Center and PARSE were handled by Bill Morrow RSR Realtors.
Mr. Jeffrey Stoner has just announced the opening of his new wood pallet manufacturing business known as Bass Pallet. Mr. Stoner has many years of experience in the pallet manufacturing business. His business is located at 3407 North Sixth Street, Harrisburg, where he is leasing 19,200 Square Feet of the 48,000 Square Foot building.
The property is owned by D.B.C. Family Limited Partnership. The other tenant occupying the balance of the building is All Fabrications, Inc., an affiliate of the building’s owner.

Al-cat Re-entry Center of PA has recently purchased a 25,000 SF building situated on 5 acres in Beaver Springs PA. Al-cat Re-entry of PA provides rehabilitation services for clients in local communities. The new facility will be providing approximately 40 new jobs. Rothman, who joined RSR in 1989, was named a partner in 1999, and rose to his current position in 2001. He was ranked in the Top 1% in production out of over 1,700 licensed REALTORS in the Greater Harrisburg Area. His production placed him number 3 and he was ranked number 4 in terms of number of transactions closed in 2007. He has been ranked in the Top 1% for the last four years. He closed over $30 Million in 2007.
He has served as a member of the Board of Directors of the Greater Harrisburg Association of REALTORS® and the Pennsylvania Association of REALTORS®. He also served as Treasurer, Vice-President, President, and Past-President of the local REALTORS. In 2001, he was named Outstanding Sales Associate of the Year.
“No one wins awards by themselves. This award goes to my family, my staff, my clients, and all the amazing people who allow me to work with them and for them in real estate,” said Greg Rothman. “I am humbled by the award and will work to be worthy of the honor.”
Past REALTOR of THE YEAR Award winners from RSR REALTOR include: William F. Rothman (1976), Charles F. Schubert, Sr. (1982), and James L. Helsel, Jr. (1985). Samuel Reed won the Outstanding Sales Associate of the Year in 1974 and Garrett H. Rothman was named Outstanding New Sales Associate of the Year in 2005.
Garrett H. Rothman was also ranked in the Top 1% for the second year in a row. He was ranked number 9 out of 1,700 REALTORS in the Greater Harrisburg market in terms of production. Jamie Berrier was ranked in the Top 5% of agents for production.
